Tilt doors run on a simple arm and spring setup, and that simplicity has limits. Our team handled a tilt door repair in St Kilda after one of the tilt arms came away from its bracket. With only one arm still connected, the door sat unevenly in its frame. The owner could not open it safely.
A tilt door with a detached arm throws its whole load onto one side. The remaining arm and spring then carry weight they were never sized for. Panels flex, the frame twists, and the door can drop without warning. For that reason, we ask owners to leave the door alone until we arrive. In addition, a loaded spring on a one-sided door stays under tension, which makes DIY attempts risky.
First, we supported the door so it could not swing or fall while we worked. Then we inspected the bracket and the arm to find why the connection let go. Older tilt doors often wear at the mounting point over decades of use. Next, we reconnected the arm and secured it properly to its mounting. We also checked the opposite side to confirm that arm sat correctly and carried its share.
Once both arms sat true, we ran the door through several full open and close cycles. We checked the balance by hand so the door held position through its travel. It then opened and closed without binding or pulling to one side. We carried out a safety inspection to make sure everything was working properly.
