How to Find the Best Garage Door

If you want to maximize the value of your home, you'll find garage doors are an easy and affordable method to increase your home's curb appeal. A good garage door will distinguish it from the rest of the neighborhood. For something extra special, custom made garage doors can be designed to your specifications.

The most common types of garage doors are: Retractable, Canopy Side, and Hinged Sectional Retractable. Where limited space in your driveway is an issue, sectional garage doors are the right choice. They open and shut vertically, allowing cars to park very close to the door without keeping it from opening. Among the wide variety of designs, the most popular garage doors are sectional, upward acting, and self storing.

The Types of Garage Doors

Gone are the old manual doors. Today you'll find that remote controlled and motorized garage doors have produced a more usable garage. The most popular style is the overhead garage door.

The primary concern in planning your garage door is the material used. Selecting the best garage door materials for your needs will depend on a few things like the style of your home, and how warm you want your garage to be. There are 3 main materials for garage door construction: Wood, Steel and Fiberglass (GRP).

When you're planning to install a garage door, you must consider door type and materials. You can also incorporate into your plan such things as heated garages or unique window options.

The Most Popular Style is the Overhead Garage Door

Overhead garage doors are by far the most popular type of garage door available to homeowners. With automatic stop and begin features, people find overhead garage doors easy to use, with wonderful options and safety features.

Overhead garage doors work with a rolling system. The door rolls up and stores along the roof of the garage. Overhead door features to look for are that they are smooth, quiet and compact. Installing an overhead garage door is simple; do it yourself, or get help from the manufacturer. Popular garage door manufacturers include Garaga, Liftmaster, Raynor or DBCI.

The Appeal of Wood

Wood garage doors are preferred more for their appearance and affordability than for their durability.

You can select wood types like solid cedar for a durable garage door, which will last for years and look wonderful. Sections of roll-up wood doors may have either panel or flush construction. For panel doors, manufacturers fit several separate, rectangular panels into a wooden frame. Flush sections are made by fastening a plywood panel on top of a wooden frame.

The main disadvantage to a wooden garage door is that wood expands and contracts and can warp or crack as it weathers. It demands re-painting or refinishing every couple of years to keep it looking good and in top condition.

Steel Garage Doors Have Many Advantages

The main advantage to steel garage doors is that they won't warp, crack, or fall apart because of weather. With no painting or refinishing requirements, steel doors are a low maintenance possibility that will keep your home looking stylish. Nowadays most steel garage doors are made of hot-dipped galvanized steel that is vinyl clad or given a baked on polyester finish. They will not rust or require repainting like wooden doors.

Another important advantage of steel garage doors is that they achieve the look of wood without the maintenance. Some have grained steel skins that can be stained to look just like wood. A design mimicking carriage house doors has become quite popular for nearly a decade. Some manufacturers use composite or vinyl boards on the exterior of a steel door to make it look like an outward swinging door.

The only disadvantage to steel doors is that they dent and can be difficult to repair. A premium door is often 2 inches thick, filled with insulation, and clad in 24-gauge steel. Less-expensive doors are usually thinner and made of 28 gauge steel. So steel offers real benefits over wood; it costs less and it needs much less maintenance and with can look just like wood.

The Assets of Fiberglass

Fiberglass, sometimes called GRP, garage doors are chosen for locations where light is important or in salty ocean climates. GRP garage doors need only mild exterior cleaning to retain their quality finish. They generally they do not need to be stained or finished. The most popular style for a GRP garage door is the retractable garage door. Fiberglass is a tough and durable material which will keep looking good for years.

Conclusions

Each of garage door material has its own benefits: Steel up and over doors are sturdy and give great value for money; wood doors are insulated and have an appealing look, and fiberglass up and over garage doors are extremely low maintenance offering a timber effect without the maintenance of real wood. Which ever you pick you'll be sure that it will elevate the curb appeal and the value of your home, and increase your feeling of security.

Prominence Of Residential And Commercial Garage Door Repair Services

The garage door is often the part of the house that most people forget to maintain. It is easy enough to remember to cut the grass when it tickles your knees as you walk into your house, but you may have trouble remembering to take care of your garage door until you are trying to park your car and it just will not open. Worse yet, you may not know there is a problem until there are holes in some of the panels. But with a few simple practices you can keep your garage door in great shape to protect your car and tools.

To prevent any long term damage to moving parts on your door it may be a good idea to lubricate the moving parts from time to time. Spray all the hinges, rollers, and tracks with a little WD-40 to keep things moving freely. It may even be a good idea to spray the moving pieces of the lock to make sure it isn't rusting up. If you are the type of person that normally doesn't park their car in the garage then you may be in more danger of this than someone who opens and closes the door frequently.

For wooden garage doors you need to make sure that both sides of the panels are painted. This helps to shield the door from humidity and frequently changing temperatures that can lead to rotting. If your door is rotting through then you are not shielding your possessions from the elements. You may also want to make sure that you are not keeping any caustic liquids or paint thinners near the door, as the slow leaks that often happen in these containers may lead to damage to the paint.

If you have a medal door you still need to make sure that the paint job on your garage door is intact. The paint helps protect the door from rust, which can cause holes or the moving parts to lock up. But whether you have a medal or wooden door it is important to make sure that you keep the door clean. Excessive dirt may eventually wear away at the paint job, or get into the moving pieces and cause damage over time. You should use a mild cleaner to wash the door, as something caustic may damage the paint job faster than the dirt. Dish soap or any kind of soap you would use to wash your car will do well to protect the paint job.

Also important to check from time to time is the spring tension. The springs that help lift your door up and down can wear out from the weight of the door it is constantly lifting up and setting down. If the door feels too heavy when you open it, or if it sounds like your motor is struggling with the weight of the door than it may be time to change the springs. Use caution because these springs are kept under constant tension and can be dangerous if not removed properly. If you are not sure how to do this then you may want to call a professional.

Just remember to protect your garage door so it can continue to protect your things in return. With a little attention your door can last for years to come.

Things do not end with buying and installing a new garage door in Yeronga. The thing is, it require proper care and maintenance for them to retain their top quality and condition. In fact, even if you purchased a topnotch brand and a heavy-duty material, it is still a must that you do the right things to care for your garage door. Garage Door Repair – Problems and Fixes in Yeronga

My garage door will not open. What could be the problem?

1. Checking the springs on your garage door is the first thing you must do. On a sectional door, the springs are located on the header, above the door. Look for the long torsion tube that spans the width of the door, the springs should be right in the middle. Some doors can have up to 4 springs per door. To know your spring is broken, you will need to look for a crack in the coil or if the spring is sagging, you will know it needs to be replaced.

On a one piece door, the springs are easily visible on the side of the garage door. Make sure they are attached properly to the hinges and not hanging loose.

NEVER OPERATE A GARAGE DOOR WITH A BROKEN SPRING! If you have found that your spring is broken, call a local garage door technician to service it for you. Please note that when you replace a spring, you should replace all of the springs for that door.

2. The next thing you want to do is to check to see if your slide lock engaged or trolley lock (the red cord that hangs down from the motor rail) has been disengaged. The side locks are located on the insides of the garage door on one or both sides of the door. The trolley lock, or emergency release lock, is located on the motor rail. To reengage this motor, pull the red cord up and towards the door you will hear it latch into place and see that it is in a different lock position. Once the latch is pulled, the motor will become operable. If you want to disengage motor because your motor is broken pull down on the red cord trolley release.

3. The third thing you can do is to check your cables. The door cables are located on each side of the door and are connected to the torsion tube. Does the cable look like it is out of sync or not wound up correctly? Another easy way you can tell your cable is broken is that your door will look crooked in the opening.

4. The last thing you can do is to see if you have power going to your motor. It is quite common to have a fuse in your circuit breaker go bad. If your motor is not operating at all when you click on the wall button or your portable remotes, this might be the problem. Check your circuit breakers, plug another source into the outlet and if needed call an electrical technician.

Garage Door Repair – Problems and Fixes in Yeerongpilly

Everyday your garage door gets a workout. The coming and going of work and school routines involve pulling in and pulling out of the garage. Like all other facets of life there garage door has been turned electric so there is no more manual lifting. So how does the garage door work? What makes it open and close? And are there some ways that are more efficient than others?

The motorized garage door is very convenient. In sleeting cold weather or abnormally hot heat waves you do not have to worry about getting out of your car to get into the garage. This creature comfort is often overlooked but makes our lives just a little easier day in and day out, but what makes them run so smoothly? There are three types of motors for the garage door: chain drive, screw drive, and belt drive.

The belt drive is the first option, but is often the most expensive. Belt drive openers offer a smooth operation that is reasonably quiet, causing some to say that the benefits are worth the cost. The chain drive motor is probably the most popular due to its simple benefits and affordable price tag. Consumers say that the noise of these units is an issue but for the variety available and the small price tag many choose to overlook this small flaw.

Lastly, the screw drive is cheapest but has been described as slow moving and inefficient despite its minimal noise output. Which type of motor you choose depends on your budget as well as the type of garage door, and the material your door is made of. Wooden doors are heavier than other materials and need a sturdy motor that can handle the stress and weight of the door. Consider upgrading to a larger motor, or consult with a garage door specialist to make sure you are purchasing the right motor for your needs.

Installing the right motor is important but homeowners must realize that regular maintenance is just as important. Some common problems with motors include loose parts, gear issues, and visible damage. Loose parts can affect the motor as well as the track and movement of the garage door, and could even hinder the function of the door if they are seriously out of place. The rubbing and friction caused by a loose bolt can be much more detrimental than many realize. Gear issues can be determined by listening for a whining or grinding noise when the motor is in use.

It is important to fix the motor as soon as this becomes obvious because continued use can cause serious and irreversible damage to the motor. Its always cheaper to repair and maintain than it is to replace the entire system so be sure to listen to what the system is telling you. Be sure to visibly inspect your unit regularly as even barely noticeable damage can be symptoms of burning, cracks, or frayed cords. This type of damage could be caused by the unit being hit by lighting, improper use, system stress above what the unit is rated for, and even rodent infestation.

It is important to keep an eye on the functions and noises of your garage door, and make sure to purchase an appropriate motor for the type of garage door you have. Regular maintenance on your garage door will be a great step towards preventing damage or expensive replacements. If you have questions about the integrity of your system or need help purchasing a garage door opener, ask lots of questions to ensure you will get the bests fit for your system needs.

Important Garage Door Parts and Repairs

When you are a busy homeowner, maintaining your home to keep it in prime condition is part of the process. With many projects calling your name, it's easy to adopt the "if it ain't broke, don't fix it" philosophy. Your garage door, which was designed to give you years of trouble-free service, may fall into this category unless you have a problem with the door itself or the opening system. However, ignoring your garage door until it stops working is a big mistake. Safety issues can arise if the door is out of alignment, or it may be hiding a developing problem with the springs or drive mechanism. If you're not regularly checking it - and knowing what to look for - these issues can get overlooked and lead to accidents or costly repairs down the road.

To make sure that your door is always safe and operating efficiently, the best approach is to obtain a maintenance agreement or yearly service contract on the door. Some garage door companies offer a lifetime maintenance agreement on new doors, but most have affordable yearly service contracts on existing doors available.

What A Maintenance Agreement Contract Often Covers

A maintenance agreement covers testing the door for safety and function. Typically, this might include:

  • Visually Examining the Door
  • Checking and testing all safety features on the door such as its quick release mechanism, safety reversing systems, electric safety edges, anti-pinching features, and more
  • Checking alignment and balance
  • Checking spring tension and replacing old and malfunctioning springs
  • Inspecting rollers and repairing any that are worn out or broken
  • Lubricating rollers, bearings, pulleys, and springs
  • Cleaning and lubricating weather-stripping on the frame with vinyl cleaner
  • Tightening nuts and bolts on the door hinges and replacing any that are missing
Why Go Pro

Even if you, as a homeowner, can do visual inspections, basic safety tests, and periodic lubrication, you are not trained to correctly and safely analyze and repair springs, panels, and cables. Garage doors weigh hundreds of pounds and have spring tension equal to that; if springs or cables snap and fail to support the door, you are no match for a falling door.

Garage doors are much safer than they were in the past, but every year hospital emergency rooms see thousands of cases of homeowners who were crushed, suffered fractures, or lost limbs from failed attempts to repair their own garage door according to the Consumer Products Safety Council. Service technicians from a professional garage door company have the necessary training to handle repairs that can be dangerous for the average homeowner.

Helpful Discounts Increase Savings

As a yearly maintenance subscriber, you may have to pay for parts if it's time to replace springs, cables, panels, etc. but labor is often included in your contract. Many providers even offer discounts on parts to repair your existing door. Even if you need cosmetic repairs as a result of damage from vehicles, weather, or misguided basketballs, the technician can usually make them while he's onsite, which saves you both time and money. When it's time for a new door or a new opening system, you may see savings there as well, and since you already have a relationship with your garage door company, you can buy with confidence.

24/7, 365 Protection

Having an annual service contract on your door also means that you have 24 hour emergency service at your fingertips. If your door malfunctions, leaving you unable to get into your garage or house, most companies will dispatch help, regardless of the time of day. Often the cost of an annual contract runs less than what one emergency visit costs.

When you balance the small cost of an annual maintenance contract with the cost savings, time savings, and peace of mind you realize from keeping your door in good condition, it's easy to see why an annual contract makes good sense.

Garage Door Repair – Problems and Fixes in Wynnum West

While automatic garage door openers can be extremely useful and convenient they can also become a burden when not working properly. Here are a few tips and pointers to help keep your door opener in tip top shape, or help you determine the solution to fixing a malfunctioning one. However, since all garages are different and operate in many ways, be sure to consult your owners manual or professional repairman for more help if needed.

Maintenance

The first step to a properly functioning door is to properly maintain its many moving parts. Here are four simple and effective ways to ensure years of use:

  • Yearly Inspections: The best and most effective way to solve a problem is to prevent it. Be sure to inspect your door and electric motor for anything that seems out of the ordinary. Loose and worn hinges, tired springs, and wobbly nuts and bolts are some common issues that may arise. Be sure to address any potential problems before they worsen and create additional, more complex problems.
  • Paint and Stain: Be sure to keep your garage door properly painted and stained. What most homeowners do not realize is that this step includes both the inside and outside of your door. Only painting the exterior door can weaken the paint through moisture, causing your door to warp.
  • Lubrication: The many moving parts must be kept lubricated, especially the rollers and hinges that allow the door to bend and move smoothly. Apply a low viscosity, permeating oil such as WD-40, PlusGas, Liquid Wrench, PB Blaster, Mouse Milk, Unilease, GT85, Kroil, or CRC 5-56 at least once a year.
  • Watch the Door Tracks: The tracks that guide the door must be kept in proper alignment to effectively guide the rollers. If the track needs adjusting, loosen the support bolts and use a hammer and small wood block to return it to its correct position.
Troubleshooting and Repair

Several problems can arise in your garage door or opener because of their many parts and exposure to weather. The most common problems can usually be fixed fairly easily, but since garage doors differ, be sure to check your owners manual to ensure proper repair.

One of the most common problems can be that the door becomes difficult to open and close. This problem could potentially be with the electric opener, in which case you should address your owners manual. The simple way to check this is to pull the release cord that often dangles below the opener to raise the door manually. If it works fine when you do this, then the problem is most likely with the electric opener. If the door seems exceptionally heavy, the problem could be spring tension. Do not try to adjust the spring tension yourself as they are under extreme amounts of pressure and can be dangerous to adjust, call a properly certified repairman instead.

If your house is fitted with a swing-up, one piece door that is sagging in the middle when it is raised, you or a repairman can install metal reinforcing rods across the center of the interior door.

If your door does not open completely but only opens 4 or 5 feet, the limit adjustment screw should be adjusted according with the owner's manual. If the door does not close entirely, the adjustment screw needs to be manipulated as well. Refer to your owners manual for the placement of these screws on your model of opener.

Most problems with doors and openers can be solved relatively simply with a few adjustments every few months, and can be prevented with simple maintenance. If the proper steps are taken, garage doors should last more than 20 years, and garage door openers should last at least 10, but small steps like those described above can make a big difference.

Repairing a Genie Garage Door Opener

Your garage should be as usable, organized, and welcoming as the rest of your home. You park your car in it. You use it for storage. You may even keep your family's bikes and sports equipment there. So it's a major nuisance when your garage door won't open properly.

Noisy garage doors are also annoying, especially if you have to leave for work early, and your entire family is woken by the squeaking.

Garage door maintenance might not be a top priority, but if you check all the working parts annually as part of a winterizing project, you'll never have to wrestle with a groaning garage door again.

What causes garage door rollers to stick?

• Dry rollers can cause the door to only open part way. Dry rollers can also make the door squeak when it's opening. The rollers must be lubricated.
• Rusty rollers can stick. The rust must be removed. If your garage is in a high-moisture environment, the rollers may be prone to rust. You can prevent rust-caused problems by replacing steel rollers with stainless steel or zinc plated ones.
• Worn rollers may create a loud, annoying popping sound when the door operates. These rollers must be replaced.
• Loose weatherstripping could jam against the sides of the door, and make it stick. It must be fixed.

How to fix and maintain garage door rollers

• Soak stuck rollers in kerosene. Use an old toothbrush to work the kerosene into all the parts. Wipe all the parts clean with a cloth.
• Scrub rusty rollers with steel wool to remove any rust. Wipe flecks of rust away.
• Lubricate dry rollers by applying WD-40 or 3 in 1 motor oil to the rollers, tracks, and hinges
• Tighten all screws and bolts which many have been vibrated loose over time.

How to replace garage door rollers

1. Open your garage door completely. Disconnect the door from your power opener. Unplug the garage door opener for safety.
2. Place a clamp on the track about 2/3 of the way up the door opening.
3. Bend the track slightly open with pliers.
4. Line up the first old roller with this opening. Wedge a screwdriver between the roller and the track, and pry the old roller out of the track. Remove this old roller.
5. Insert a new roller into the track.
6. Roll the door down to the next roller, and repeat these steps for the bottom rollers.
7. Bend the track back into alignment and roll the door all the way open.
8. Bend a section of the track in the middle of the overhead section with pliers. Make sure the door does not slip from the track and hit you.
9. Pry out and replace the last roller.
10. Bend the track back into shape with the pliers.
11. Remove the clamp from the track.
12. Plug the door opener back in, and reattach it to the door.
13. Close the door, watching for misalignment of the track. Adjust the bolts if needed.

Garage Heaters: Electric Versus Gas

Your garage door is a vital part of your home. It is not just a part of the architectural aesthetics, but a functional element that allows you to enter and exit your home without needing to go out in the elements. Even better, having one means you can lower risks of a break in as it provides another layer of protection. However, they do not last forever, and will occasionally need to be repaired, or even replaced.

Thankfully, though, there are steps you can take to minimize the need to replace this element of your home. By knowing these simple maintenance tips, and staying ahead of any potential repairs, you can lower the need to deal with a replacement scenario, as well as keep your family safer.

Minimizing the Need for Garage Door Replacement

· Did you know that the average garage doors opens and closes approximately 1,000 times a year? Yep, that's a lot of usage! So, take time to check the hardware and tighten any loose bolts or screws that may be vibrated loose.

· Check its balance. Because this door is used so often, it can sometimes become unbalanced. This will cause it to work harder and can shorten its lifespan. To check for this disconnect the opener by pulling the release handle (usually a red cord), and manually move the door about halfway up. If it doesn't stay put, the counterweight system (springs) are improperly balanced. This is type of repair should be handled by a professional!

· The rollers on your garage door can get worn out after time. At least twice a year, check for worn, chipped, or cracked rollers. Should you notice wear and tear on them, have them replaced.

· At least once a year, pull out the oil can or other lubricant, and make sure that all the moving parts of your garage door are greased properly.

· Check the cables- visually! Do not attempt to repair these yourself as the results can be fatal. However, if the cables appear loose, frayed or have some other type of damage, call in a pro.

Taking time to stay ahead of problems with your garage doors, means minimizing the need to replace the door. However, should you find yourself in need of a new garage door; talk to your area installers to learn what type of door will best work for your scenario. But whatever you do, make time to ensure that you are doing these preventative maintenance jobs so that you ensure that your garage door will last for many years.

Build Your Home With Larger Garage Door Sizes

Garage doors normally open and close more than a dozen times every day. Routine maintenance is essential for continued proper functioning. Here's a checklist for routine maintenance and simple repairs every handy homeowner can perform without difficulty.

These procedures are recommended three or four times every year:

  • Wash the exterior of the door with a stiff brush and mild detergent. Repaint or touch up peeling, chipped or cracked paint, especially if there is exposed wood.
  • Use a vinyl cleaner on weather stripping around the bottom and frame. Lubricate with a silicone product to keep stripping flexible.
  • Inspect rollers for damage. New rollers may be purchased from garage door dealers or at home improvement centers. Broken or worn rollers are easy to remove. First, use a socket wrench to loosen the bolts holding the roller hinge in place and remove damaged rollers. Insert replacement rollers and fasten hinge bolts.
  • Check door tracks with a level to ensure they are aligned. If not, simply loosen, but don't remove, the bolts/screws that hold the track to the wall and adjust the track. Recheck alignment with the level. Once the track is straight, refasten the bolts/screws.
  • Check mounting brackets that hold the tracks to the walls. If they're loose, tighten the bolts/screws. With the door closed, check from inside the garage to see if there are dents, flat spots or crimping in the tracks. These can be pounded out with a rubber mallet, or hammer and block of wood; avoid using a metal hammer which could easily cause further damage. Badly damaged tracks need to be replaced by a professional garage door installer.
  •
  • Check for loose hardware and tighten where needed. Check swing-up doors for loose screws on plates where the spring is mounted. Check roll-up doors for loose screws on hinges that hold sections of the door together.  Sagging of the door on one side can be corrected by securing hinges with new screws; filling enlarged holes with wood filler and longer screws where necessary.
  • Check springs and adjust tension on swing-up doors by moving the spring hook to the next hole. Tension on roll-up door springs that have a pulley can be adjusted by pulling the cable through the plate at the top of the door. Re-knot at the end to maintain tension.

Caution: A roll-up door that has a single torsion spring at the center of the door cannot be repaired by the average homeowner. The tension on the spring is great enough to cause serious injury. Doors with this type spring need to be repaired by a professional garage repairman.

  • Use a heavy-duty, concentrated household cleaner to remove grease and dirt from tracks and rollers; dry thoroughly.
  • Lubricate all moving parts with 10W30 motor oil. Apply oil to a rag and lubricate tracks paying special attention to sections that curve. Next use the oily rag to lubricate the springs.  Wipe excess oil off springs with a clean rag.

Routine maintenance and simple garage door repairs are within the realm of the handy homeowner. Major repairs and installations are performed best by trained and experienced professionals.

Garage Door Repair – Problems and Fixes in Woolloongabba

Garage Door Materials - Pros and Cons

When people think of garage doors today, they usually picture automatic garage doors, and almost always the overhead door type of garage doors. Automatic garage doors are preferred to other types because of their convenience and safety. You operate the automatic garage doors with a garage door opener from the comfort and security of your vehicle.

As you near the automatic garage doors in your automobile, you simply press a button on the garage door opener and the automatic garage doors slide smoothly open. Once you've pulled your car inside and shut the motor off, you can operate the automatic garage doors with another signal from the garage door opener. You can use either the on site garage door opener, or the mobile unit that stays in your car.

Automatic garage doors are definitely a convenience when the weather is bad, or when you're coming home to an empty house. With a garage door opener and automatic garage doors, you don't need to get out of your automobile until the automatic garage door is closed and secured.

There are some disadvantages to using automatic garage doors though, especially with a garage door opener. Because the power in the remote unit is battery operated, you must make sure to have batteries for your remote garage door opener unit. Secondly, some signals may be close enough to those of your neighbor that more than one garage door opener can be activated at the same time.

Third, automatic garage doors occasionally do get "off the track" so that they no longer move up and down on the rails correctly. It can be difficult to accomplish the garage door repair to get the automatic garage doors back on the rails without an extra pair of hands, and in the meantime, the automatic garage doors may need to be left in an open position so that they cannot be secured. Garage door repair is a rather specialized service, but garage door repair should be provided by the manufacturer of your automatic garage door opener unit.

Automatic garage doors should have another safety feature. They should always have a automatic stop feature built in. This will stop the automatic garage doors from coming down on the back of your automobile, or on the neck or chest of a toddler. A panic stop button is provided on some units to prevent further damage to vehicles or other objects obstructing the path of the door.

Garage Door Opener Repair Tips

Most garage doors are sold on a parts only basis which can make them an ideal DIY project. Even so, it is important to bear in mind that fitting a garage door is not a simple undertaking, particularly if the door type involves a roller, sectional, or sliding door mechanism.

Tasks

The first task is to decide which type of garage door, or garage door replacement is required. The options include: side hinged, up-and-over, sectional, roller, and sliding, with the options of manual or remote control operation.

All but side hinged doors will require the removal of the existing door and door frame (the frame can be retained for a hinged replacement door).

If there is to be a change in the door type, it is vital to ensure that the new mechanism (or frame) can be accommodated within the garage's entrance without snagging on any obstructions on the walls or roof.

Once the choice of door has been made, it will be necessary to plan the different fitting operations in sequence.

An up-and-over door

An up-and-over door requires the fitting of a frame which supports the door in its various positions and within which the door can travel through 90 degrees.

The fitting of this frame requires the setting out of the frame and its fixing points and the drilling (usually into masonry) for the screws and screw plugs. The support and fitting of this kind of frame will require a minimum of two people. There are two significantly different up-and-over door frame types - dependent upon whether the door has a canopy or a retractable motion.

Once the frame is fitted the door can be fed into the running tracks and any fine adjustments, to smooth-out the running mechanism, can be made accordingly.

A roller, sectional, or sliding garage door

Doors using a roller, sectional, or sliding opening and closing motion require more planning, more work and a higher level of precision.

All of these garage door types rely on a door that is composed of several hinged sections that bend or roll as the door is opened. This means that the door moves within runners that precisely guide the door at the top and the bottom, or along both sides, during its entire motion.

With this type of door mechanism, two sides of the door will be in constant contact with the tracks and they need to be in perfect alignment (either horizontally or vertically respectively).

When fitting one of these door types it is critical to ensure that there is ample room for the open door to stow-away above, or to the side of, the garage door opening.

Once this has been confirmed, the tracks can be fitted.

In the case of a sliding door, the tracks will run to one side of the opening and possibly to a more remote "door storage" area further away from the entrance. It is therefore important to buy a sufficient amount of track to transit the opened door to its resting location. The track will also have to be fitted in perfect "plumb", both above and below the doors intended running path.

This requires a smooth solid floor and a sufficient depth of vertical wall, or a structural roof, for the attachment of the fixings. There is less flexibility for "after fitting" adjustment with this kind of door.

A roller or sectional garage door stores above the door's opening and consequently requires some free roof space. This kind of door has both a transition frame (within which the door slides and folds) and a separate frame section, or roller, onto which the open door is stored/held.

It is important that the configuration of the transition and storage components of the frame are in good alignment and that the complete frame section is securely and safely fitted.

Windsor Overhead Garage Door Repair

Things do not end with buying and installing a new garage door in Windsor. The thing is, it require proper care and maintenance for them to retain their top quality and condition. In fact, even if you purchased a topnotch brand and a heavy-duty material, it is still a must that you do the right things to care for your garage door. Here are some tips on door maintenance that will help you keep the door looking and working like it is brand new and minimising the need for garage door repairs.

Garage Door Off Track Repair

Garage Door Repair – Problems and Fixes in Windsor

There are at least 7 different brackets that work to hold your garage door and opening components in place. General maintenance involves checking the screws for tightness, although you should always avoid over-tightening. Other repairs may require the help of a professional.

You might not realize how heavy the door is, because you can raise it manually with relative ease. This is something of an illusion. The doors are actually very heavy. It is the torsion springs at the top of each door that allows it to be raised without a lot of exertion.

As you are leaving or coming home for the day, take the time to watch the panels rise. Are they moving smoothly and quietly or is there are lot of shaking and noise?

Noisiness or shaking could indicate that a bracket is cracked or loose. If the issue is not addressed in a timely manner, the results could be bad. A section could fall on your vehicle. The weight of the door could cause other components to break or pull loose. If you don't spend a little time and money now to check for the cause of your problem, you could spend a lot of money in the future, repairing the damage.

Although the styles and designs vary from one manufacturer to the next, there are some similarities. You should notice a 5 inch bearing bracket in the center of the door. This one is under a great deal of tension. You should not try to replace it on your own. You can tighten it, if it seems loose. But, if it is cracked or does not tighten as it should, you should call a repairman and have it replaced.

On the top inside corners of each side is another pair of brackets. These work loose relatively easily and are usually simple to tighten. You can replace a cracked one as long as you have good tools.

Another pair is located at the bottom. A single one is referred to as a "lift bottom bracket". They are more complex than some of the others. They include a Milford pin and a cable holding stud.

With low headroom doors, there are additional brackets and carriers. Most are long-lasting as they are made of metal with a galvanized steel finish, but they can become damaged, just like any other piece of hardware.

I recently read an article where a homeowner was advised by an employee in a home improvement store to turn a cracked bracket upside down and drill a new screw hole. That is not something I would ever recommend. If your repair fails suddenly, you will end up spending a lot more in the long run. So, replacing is always better than repairing.

Home improvement stores sometimes sell single garage door brackets. If you need to replace one, you may as well replace the other. It has received just as much wear and tear as the other. It might look alright for now, but it won't last for long.

Sliding Garage Doors, And Why You Might Want One

How to Replace Cables, Wires and Cones, and Roller Drums on an Up and Over Garage Door

Not only is the garage door one of the most visible elements of your valuable home, it is also the largest moving part. Therefore, it pays to keep it looking good and working properly. Otherwise, you'll get yourself into a lot of inconveniences later on. The maintenance should be included in your weekend to-do list at least a couple of times a year. Your garage doors get a lot more use than you may realize, because in an average household a garage door typically is opened and closed 10-20 times per day. Over a year that is a lot of work on the garage door springs and all its other components. Left unmaintained, garage doors will eventually fail causing not only inconvenience, but possibly even damage or harm to your vehicles, your home and even to your family members and yourself.

Painting is the first and most important defense against moisture and sun damage to your door. It does not only make it attractive, it provides protection as well. Most wooden types will require to be painted every couple of years. Once rotted, wood will be hard to repair and it won't look good. It may even reach the point where door has to be replaced. Ensuring all cracks are filled and protected with paint is a good investment in the life of your garage door. The same care should also be put in garage doors made of high-quality steel, aluminum or fiberglass - keep them well-protected from the elements.

Perform routine maintenance steps once a month. The most common problem that homeowners encounter is difficulty in opening the garage door. Applying lubricant and making minor adjustments usually resolves this issue. It is recommended to use penetrating oil to all the rollers and hinges at least once a year. It is also good to put a light coating of grease on the track, as this seems to free up the opening and closing, and it also minimizes track noise. Do check all your bolts for tightness and re-tighten as required. If your garage door seems unusually heavy, your springs probably require adjustment. Make sure your opener has a reversing feature. If a reversing feature is not present, it should be replaced. Also test the force setting of your garage door opener by holding the bottom of the door as it closes. If the door does not reverse readily, the force may be excessive and need adjusting. Test the reversing feature after any adjustment.

Aligning the rollers with the track is a fairly simple job that can be performed with just basic tools, wrench, hammer and block of wood. Sagging doors or panels can be repaired by adding supports or even replacing just the damaged panel. Electric garage door openers are quite common and are fairly easy for homeowner installation. Ensure the door is properly adjusted so that it closes completely and the auto safety switch is working. Also pay special attention to the photoeyes located at the bottom of your garage door. If they are bumped or blocked, it will not function correctly. The invisible beam created by the photoeyes is intended for your safety. However, photoeye alignment is not covered under warranty.

Lastly, and probably the easiest way, is to keep it clear of snow, leaves or dirt. They might get stuck in the corners and openings which might affect how they operate. Avoid placing things near the garage door, as it can be pushed into the garage door's way without you noticing as it might damage the door.
